This position will be responsible for general maintenance of residential apartment buildings, oversight of maintenance technicians, overseeing maintenance and preventative maintenance needs, working with vendors, prepping apartments for make-ready turns, completing work service requests, and preventative maintenance and repair on HVAC systems, and answering any on-call emergencies as a part of a rotation.

Responsibilities:
o Supervise and train maintenance technicianso Coordinate daily cleaning and maintenance activitieso Oversee all repairs and ensure that work is completed on time.
o Maintain a proper inventory of supplies and tools , and ensure proper storage, consistent with budgetary guidelines.
o Maintain inventory listo Comply with all health and safety regulation and practices on site.
o Conduct preventative maintenance work.
o Conduct follow-ups on all maintenance and repair worko Establish strategies to meet workload demands on time.
o Develop and maintain personal technical skills necessary to provide a superior level of service, minimizing the use of outside vendors.
o Prepare weekly maintenance schedules and allocate work as per forecasted workloads.
o Supervise the services of those outside contractors involved in the physical condition of the property, as directed by the Property Manager.
o Developing and managing a preventive maintenance program that minimizes necessary repairs and service requests and maintains the physical condition of the property.
o Ensure and supervise that service requests and repairs are made correctly and in a timely manner through personal efforts.
o Ensure and Supervise the vacant units are made rent ready in a timely mannero Comply with all Company policies and procedures.
o Perform all other duties as directed by the property management team, and assist the overall team effort in any way possible.
Includes a monthly cell phone allowance.
o 2 years of experience as a Maintenance Supervisor o 4 years of Residential Maintenance o Strong knowledge of residential electrical, plumbing, HVAC, and carpentry o Effective performance management o Effective budgeting and performance management o Strong organizational and leadership skills o HVAC Certification (Type II or Universal) is a plus o EPA Certification - minimum Type II - is a plus o Computer literate with capability in email & Microsoft Office o Strong time management skillsPI226152229 Recommended Skills Carpentry Computer Literacy Financial Management Hvac Leadership Maintenance Estimated Salary: $20 to $28 per hour based on qualifications.
